This substantial four-bedroom, two-bathroom property is located in a private cul-de-sac ensuring privacy for guests, and is a very short walk to all the bars, restaurants and the beautiful beach in this very popular resort.
The villa is entered through a secure entrance gate; there is a path leading to six steps to reach the entrance door. From the entrance door you enter the spacious hallway. The living room is to the left and to the right are eight steps leading to all four bedrooms; straight ahead is the kitchen.
The air-conditioned master bedroom has a kingsize bed, plentiful fitted wardrobes and beautiful sea views. There are two further double bedrooms. One has twin beds which can also be configured as a superking dependant on the needs of guests; the other bedroom has twin beds. Both of these bedrooms have fitted wardrobes and a Romeo and Juliet balcony. These rooms have the benefit of stunning sea views and a fantastic view of the Isla Del Rey, an iconic island off the coast of Punta Prima. Along with air-conditioning, each of these two bedrooms also has a ceiling fan. The twin bedroom also has a DVD player.
The fourth bedroom is also air-conditioned, has a single bed and large standalone wardrobe as well as a chest of drawers. This bed is an electronic bed which moves up and down for those who find mobility a little difficult.
The bedrooms share two large recently renovated bathrooms. The first is a full bathroom with bath and separate walk-in shower, a basin with useful drawers underneath and wc. The second bathroom has a large walk-in shower and a basin and wc.
The kitchen has been recently refurbished and is very modern and has everything including a wine fridge. There is a coffee machine, kettle, toaster, dishwasher, integrated oven and microwave. There are six rings on the electric hob and a huge double fridge freezer. There is no air conditioning in the kitchen but there is a ceiling fan. A breakfast bar with four chairs is also to be found in the kitchen.
The open plan living/dining room is large and spacious with two sofas and a coffee table. The TV has the full Sky package, there is also a DVD and Blu-ray player and a large selection of DVDs; wifi inernet is included. Double french doors open from both the lounge and dining area on to the south-facing terrace with views over the lawned garden and sea beyond. The dining table seats eight.
Downstairs (eight steps) is a games room with bar, pool table, dartboard, bar football and TV which can be watched independently from the TV in the living room. There is also a sofa.
There is a separate utility room with washing machine.
Outside there are well maintained lawns as well as colourful and attractive plants. There is a larger-than-average pool (10x5m) with roman steps as well as ladder access. There are plenty of terraces to sunbathe with ample sunloungers provided, and there are also shaded terraces if the midday heat becomes too much. Close to the pool and adjacent to the kitchen is a brick-built barbecue.

Lovely villa with a good-sized swimming pool. Very pleasant walk down to the beach but return journey should be avoided in the heat of the day. Local shops stocked with all the essentials at reasonable prices and restaurants had good service with a varied menu
About Punta Prima
Punta Prima is a relatively small and tranquil resort with the most lovely white sand beach and turquoise waters. It has good snorkelling, rock pooling and swimming and there is a beachside bar/restaurant. Just across from the beach are a further half-dozen restaurants offering international and Mediterranean menus, a couple of supermarkets selling fresh bread and produce, an ATM, pharmacy, doctor’s surgery, hairdresser, and a bike hire shop. Twice a week there’s a street market with craft stalls. Everything you need is available but it’s a relaxed resort and not over-commercial. The view from Punta Prima beach, out over the Illa d l’Aire and its lighthouse, is one of the most beautiful in Menorca and there is plenty of scope for walking – the coastal Cami de Cavalls footpath runs through Punta Prima and you can stroll along the sea to the neighbouring resorts of Alcaufar and Binibeca; there is also a regular road train which runs between Punta Prima and Binibeca, passing along its route the Splash Sur Menorca waterpark. There is a good bus service from Punta Prima into the nearest town, Sant Lluis, and also to Menorca’s capital, Mahon. The airport is 20 minutes away by car.
